What 24 Years in Real Estate Taught Me That Most Agents Never Hear
By Marissa Kay · October 23, 2026 · 4 min read
Most agents see a home sale from one seat.
In 24 years, I've sat in several: business coach, assistant team leader, Realtor, mortgage lender, team leader. The lender's seat taught me the most, because that's where the loan either holds together or falls apart. A lot of deals are won or lost there, weeks before anyone gets keys.
Here's what that view taught me.
1. A pre-approval is only as strong as the paperwork behind it.
A quick "you look good" is a hope, not a plan. A real pre-approval means the documents are in and checked before you ever write an offer. That's why we move on pre-approvals within 24 hours of getting your complete documents. It means you walk into a negotiation knowing you can actually close.
2. The monthly payment matters more than the price.
Families don't live in a purchase price. They live in a monthly payment, and then in everything else that comes with a home. We look at the whole picture before you fall in love with a house, so the house can't talk you into a budget you can't breathe in.
3. The quiet mistakes happen between "accepted" and "closed."
A new car loan. A new credit card for the new couch. A job change nobody mentioned. Any of them can shake a loan that was solid last week. I tell my clients up front, so there are no surprises on the way to closing day.
4. Sellers win on price and presentation.
This one surprises people. If you list near the middle of the market, you reach roughly 60% of buyers. Price too high and the days on market stack up, and the house starts to feel stale. The number isn't a judgment on your home. It's a doorway for buyers to walk through.
5. The best deals are built on trust, not tactics.
I've seen what pressure does to a family at the table. I'd rather you leave every conversation with me knowing more than when you walked in, even if you decide to wait.
"The plans of the diligent lead surely to abundance." — Proverbs 21:5
That's the whole philosophy. Do the work early, and the abundance has room to arrive.
If you're a hero thinking about your next move, there may be benefits on the table you don't know about. Ask me.
If you're an agent who wants to see the lending side the way I do, I'd love to teach you.
Faith builds. Wisdom leads. Legacies last.
