When the House You Wanted Slips Away

By Marissa Kay · October 26, 2026 · 3 min read

There's a particular quiet that follows the words "the seller went with another offer."

You'd already picked the paint color in your head. You'd already figured out where the kids' bikes would go.

If you've been there, I'm sorry. I mean that. It hurts, and it's okay to say so.

The door that closes

In 24 years in real estate, I've watched buyers lose a house they loved. I've watched sellers get an offer they didn't expect and hold it up against the one they hoped for. The feeling in the room is the same either way. This was supposed to be it.

Here's what I've learned to say, gently, on those days: the house that slips away is not proof that you're behind.

Sometimes it's timing. Sometimes it's the numbers. Sometimes it's a door that was never going to open, so you'd be standing in front of the right one.

"Unless the Lord builds the house, those who build it labor in vain." — Psalm 127:1

I read that verse as relief, not pressure. You are not holding up the whole roof by yourself.

Your part is to do the work well. Get your finances in order. Ask the questions. Stay ready. The rest is not yours to carry alone.

What staying ready looks like

  • Keep your pre-approval current. When the right home shows up, you want to move with confidence, not scramble for paperwork.
  • Know your number. Not the most you could borrow. The monthly payment that lets your family breathe.
  • Ask about your benefits. If you serve as a hero, there may be programs on the table you haven't heard about. Through Homes for Heroes, I give back 30% of my commission to the program, and benefits can come back to you. Ask me and I'll walk you through what applies.

And if you're selling, the same grace applies. A pricing conversation is not a verdict on your home. It's a plan for getting it into the right hands.

One more thing

You don't have to wait in the quiet by yourself.

If you lost a house this month, or you're still wondering whether now is the time, send me a message. We'll look at where you are, honestly, and decide on the next step together.

The right home is still out there. And I'd be honored to help you find it.

Faith builds. Wisdom leads. Legacies last.
