Count the Cost Before You Build

By Marissa Kay · October 28, 2026 · 3 min read

Nobody warns you that the hardest number in a home purchase isn't the price.

It's the one you quietly do in your head at 11 p.m., after the kids are asleep. Can we actually do this?

If you've run that math and come out nervous, you're in good company. I've sat across from families doing the same thing, in my years as a lender and an agent, and I can tell you what usually helps.

Start with the payment, not the price

A lender can tell you the most you could borrow. That is not the same as the amount that lets your family breathe.

So begin at home. What monthly payment feels steady, with room left for groceries, gas, and a bad month? Work backward from that number. The price follows.

Three questions worth asking before you tour a single house

  • What does my full monthly picture look like? The loan payment is one piece. Taxes, insurance, and upkeep are part of owning a home too.
  • Which programs might fit me? There are loan options and assistance programs built for specific buyers, including those who serve. Rules and eligibility vary, so I'd rather walk through yours with you than guess from a headline.
  • Are my documents ready? A pre-approval carries weight when the paperwork behind it is complete and checked.
"Suppose one of you wants to build a tower. Won't you first sit down and estimate the cost to see if you have enough money to complete it?" — Luke 14:28

Jesus wasn't scolding anyone there. He was describing wisdom. Count the cost first, and you build with peace instead of dread.

For the heroes reading this

If you serve as military, law enforcement, fire, EMS, healthcare, or education, ask me what may apply to you. Through Homes for Heroes, I give back 30% of my commission to the program, and benefits can come back to you. Eligibility and details vary, so let's confirm yours together.

You don't have to figure this out alone, and you don't need to have it all sorted before you reach out. Send me a message and we'll look at your real numbers, in plain English, with no pressure.

Count the cost. Then take the next step with your head up.

Faith builds. Wisdom leads. Legacies last.
